5 Social Media Secrets Every Real Estate Agent Should Know

As a real estate agent in 2022, social media is essential. I could talk about this topic all day, but my advice really boils down to one key message: Generate high-quality content that brings value to your audience. This It’s how you build an audience, keep potential prospects’ attention, and (most importantly) share a relevant and memorable brand message. When done correctly, your social media content will attract and hold the attention of past, present, and future customers, expand your reach (and revenue!), and help brand you as the referral agent on your market. If you’re a realtor looking to make full use of social media, here are five things you should do:

1. Educate buyers.

Imagine what buyers with limited knowledge of the home buying process and market might search for on Google, and provide training on those topics. Then imagine what they aren’t looking for on Google, but should be, and provide insider tips and knowledge to attract them. You do this day in and day out – here’s the perfect platform to share your knowledge directly with the people who need it.

2. Provide a variety of content.

If your feed is all real estate all the time, you’re not doing it right! You need to post a variety of content, including timely stuff like commentary on news and trends, as well as personal, to show people a bit more about who you are and what makes you different.

3. Position yourself as the go-to expert in your field.

Why should people in your market choose you as their agent? Are you a third generation resident? Do you have three children who all excel in the public school system? Do you practice little league at the park on the weekends or know all the best local restaurants? Share your intimate knowledge of the area so people see that nobody knows your city better than you.

4. Use video.

Video is essential for marketing today. Create virtual tours, offer FaceTime guided tours to out-of-town customers, and film yourself giving short, focused advice on a hot topic.

5. Maintain consistent messaging.

Your social media content should align with your personal brand. If you don’t have a personal brand, develop it first! Personal branding is so important to an agent’s success that I started a course on it, wrote a book about it, and basically talk about it non-stop. Your brand is what sets you apart from the competition, it’s what makes you unique and makes a customer choose you over another. That’s why you to have to spend time flattening your personal brand, then maintaining consistent, on-brand content at all times, across all channels. Example: Are you the “rocker agent” who (in a past life) once played drums for Metallica? Make sure this is conveyed in your posts, whether in the language you use, the videos you post or the information you share. Are you the “vegan agent” whose open houses always feature the best variety of local vegan treats? Same deal: Convey this crucial element of your brand across all your platforms, in everything you do. It’s the special sauce – the “And” – that goes beyond just selling real estate and gives your content a personal and memorable touch.

Keep these tips in mind when evaluating your social media strategy. It’s never too late or too early to reevaluate your content, and I promise you: putting the time and effort into creating consistent, branded social media posts WILL have a huge impact on your business.
